      Understanding Debt-to-Income Ratios

      A debt-to-income (DTI) ratio is a key formula that lenders use to determine how much of your income can be dedicated to your monthly home loan payment after covering all other monthly debts. It helps lenders assess your ability to manage additional debt responsibly.

      What is the Qualifying Debt-to-Income Ratio for Nurse Next Door?

      While the Nurse Next Door Program does not set qualifying ratios, mortgage loans generally obey federal guidelines. Here's a speedy breakdown:

      • Conventional Loans: Typically call for a DTI ratio of 28/36.
      • FHA Loans: Often allow a higher debt load, with a DTI ratio of 29/41.

      How to Study the Ratios

      The first number in a qualifying ratio represents the maximum percentage of your gross monthly income that can go toward housing costs. These costs include principal, interest, PMI, homeowners insurance, property taxes, and HOA dues.

      The second number represents the percentage of your gross monthly income that can go toward total debt, including housing expenses, credit cards, car loans, child support, and other recurring obligations.

        What programs are available?

        For home purchases, there are many different federal, state, and local programs available to Nurse Next Door Program® participants, including the Nurse Next Door programs grant, the State Housing Initiative Program (SHIP), Keystone Challenge Fund, USDA Rural Program, and other specific programs available through HUD, FHA, VA, USDA, Fannie Mae, and other local agencies. In addition, the Nurse Next Door grants may be combined with our matrix of other national and st
